Understanding Loft Conversion Costs & Planning Permission: A Complete Guide

2. Design Requirements
- The extension must not exceed the existing roof height
- Dormer windows or roof extensions must be set back at least 20cm from the eaves
- Materials used must be similar in appearance to the main house
- No balconies, verandas, or raised platforms, including Juliet balconies
3. Side-Facing Windows
- Must be obscure-glazed
- Non-opening unless the opening is at least 1.7 metres above floor level
4. Location Restrictions
Permitted Development does not apply if your property is:
- A flat or maisonette
- A listed building
- Located within a Conservation Area, Area of Outstanding Natural Beauty (AONB), National Park, or World Heritage Site
You’ll need to apply for planning permission if:
- You plan to raise the roof height
- The volume of the conversion exceeds PDR limits
- You are adding a balcony, terrace, or Juliet balcony
- Your property is in a designated or protected area
- The loft design alters the front of the property, such as with a front-facing dormer
Apply for a Lawful Development Certificate (LDC)
