Do I need 2D plans for my planning application?

Local councils require a comprehensive range of official documents, including scaled 2D floor plans and elevations that depict both the existing structure and the proposed development. These drawings clearly illustrate the current layout of the property and the anticipated changes, enabling planning officers to accurately assess and verify the proposal. Without such documentation, they are unable to properly visualise or evaluate the project.

What’s the difference between floor plans and elevations?

Floor plans show your property from above - room layouts, walls, doors, and windows. Elevations show each side of the building - how it looks from the front, rear, and sides. Together, they form a complete picture of your design for both planning officers and builders.

Can you work from my own measurements or sketches?

If you already have accurate measurements, including wall thinkness and roof heights and angles, we can use them to prepare your 2D drawings. However, we recommend a professional site survey for best results especially for projects that require construction drawings after planning has been approved.

How long does it take to receive my drawings?

For most projects, we allow ourselves up to 10 working days. Larger or more complex designs may take a little longer, but we’ll confirm your exact timeline before we begin.

What file formats will I receive?

You’ll receive your 2D plans and elevations as PDF files for easy viewing and submission.
