The Problem
A homeowner in Hove on the ground floor of a Victorian terrace wanted to build a second bedroom by extending the internal space onto the existing roof terrace. It would bring the living space closer to the rear private garden, enable a separate kitchen and provide more privacy for them and their neighbours.
However, the property is in a conservation area in Brighton & Hove and in a ground floor flat, which meant they could not proceed under permitted development rights and instead had to submit a full planning application.
Our Solution
DWG Plans Sussex, were appointed to prepare the documentation for the full planning submission incouding existing and proposed layouts, elevations and a sun shadow analysis.
By carefully designing the extension to be sympathetic to the Victorian character while enhancing the connection to the rear garden, we created a proposal that balanced modern living needs with strict planning controls.
